What kind of houses do you take?

4 to 8 bedrooms, ideally with multiple bathrooms, in our active markets within a 20-minute drive of a major university or hospital system. The bigger the house, the better the math. If your house is close to transit, you're a strong fit.

Who actually lives in my house?

Vetted, qualified tenants — every applicant is background-checked and income-verified before we hand over keys. No party crowd, no short-term Airbnb traffic.

Question 3

What if the house sits empty?

We typically rent a larger home within 7 days of going live. If it takes longer, we don't charge our monthly fee until the house is filled. Our incentives are aligned with yours.

How do you rent it so fast?

We furnish and stage the home so it shows beautifully, then market it across every channel that matters and move quickly on qualified applicants. Most large homes we take on rent within days to a few weeks — because we handle the listing, screening, and leasing end to end. You don't need any platforms or tools; we bring all of it.

What about damage?

We carry $1M general liability insurance and a security deposit. Routine wear is on us. Tenant-caused damage is covered by our deposit and damage protection program. Structural and major systems stay your responsibility as the owner — same as any standard lease.

Question 6

How long is the agreement?

12 months initial term, then month-to-month. Either side can give 60 days' notice to end the agreement.

Question 7

When do I get my first deposit?

On the 15th of the month after the home is filled. From there, you get paid on the 15th of every month — your collected rent, minus our flat fee and any agreed expenses, with a clean statement.

What does it cost me?

One flat monthly fee. No upfront fees, no leasing fees, no markups on maintenance, no surprise line items. If your home isn't furnished yet, furnishing is an optional one-time setup — and you own everything. We share exact numbers on the tour so you can see them in the context of your specific home.
