How is this different from property management?

A property manager works for you as an agent and charges you a fee to manage your tenants. Nexu House is different: we lease the property from you directly. We become your tenant and operator, pay you a set amount each month, and run everything ourselves. You don't pay us — we pay you.

Who signs the lease?

You and Nexu House. You lease the property to us, and we take responsibility for operating it during the lease term. You keep ownership of the property the entire time.

How and when do I get paid?

You receive a predictable lease payment on the 15th of each month — the same amount whether the property is fully occupied or between residents. Vacancy risk sits with us, not you.

What kind of properties do you take?

4 to 8 bedrooms, ideally with multiple bathrooms, in our active markets — typically within a 20-minute drive of a major university or hospital system. The bigger the home, the better the fit.

Do you furnish every property?

Not always — it depends on the property and the market. When furnishing makes sense, our team handles it at our expense during the lease term, designed to support stronger performance.

Who lives in my property?

Vetted residents — every applicant is background-checked and income-verified before move-in. No party crowd, no short-term Airbnb traffic. We manage the resident relationship, so you don't deal with it at all.

Question 7

What about damage and maintenance?

We handle day-to-day maintenance, cleaning, and turnovers during the term, and we carry general liability insurance. Major structural and building systems remain the owner's responsibility, as in any standard lease.

How long is the lease?
